Five Star Institute organizes and connects the four professions that drive the mortgage and housing industries: Mortgage Finance, Financial Services Law, Real Estate, and Property Preservation. Each profession is represented by its own membership community, governed by a practitioner-led advisory council, showcased at a dedicated event, and supported by corporate sponsors who invest in access to that professional constituency.
All four professions converge once a year at Five Star Conference in Dallas.
The Four Professions
Mortgage Finance
The servicers, subservicers, mortgage bankers, and lenders who originate, manage, and resolve every home loan in America.
NMSA serves C-suite servicer executives by invitation. NMSA members chair and vice-chair the Five Star Executive Council and host Five Star Conference. The community meets twice in person each year: in Washington, D.C. during Government Forum week, and at Five Star Conference.
MSEA serves senior management servicer professionals and is the leadership pipeline into NMSA. MSEA meets alongside NMSA at both gatherings.

Financial Services Law
Foreclosure, bankruptcy, and mortgage servicing law firms representing servicers and investors at every stage of the housing lifecycle.
Legal League is FSI’s professional community for financial services attorneys. Member firms are governed by a practitioner-led Advisory Council. Members hold eligibility to teach FSI servicer certification courses and are profiled in MortgagePoint’s legal community coverage.

Real Estate
Agents, brokers, REO specialists, SFR investors, and property managers operating across conventional, distressed, and single-family residential markets.
FORCE is built on 15 years of REO practitioner credentialing. Certified members are listed in the FORCE Red Book and participate in FORCE Connect, FSI’s structured meeting format between credentialed agents and asset management professionals at FSI events.

Property Preservation
The national field services companies and rehabilitation specialists who maintain, secure, and restore distressed and transitional properties.
PPEF (Property Preservation Executive Forum) is the industry’s closed standards body for national preservation companies. PPEF sets the operational standards that govern the broader preservation industry. The community meets quarterly, including at least one in-person meeting at Five Star Conference.

Five Star Alliance
Five Star Alliance is FSI’s universal membership, open to every mortgage and real estate professional regardless of which community they belong to. It is the membership floor that sits beneath every named community FSI serves. Alliance members receive benefits across all four FSI channels:

Governance
Each profession’s membership community is governed by a practitioner-led advisory council composed of active members from that community. Advisory council chairs hold representative seats on the Five Star Executive Council, FSI’s unified governing body.
The Executive Council Chair and Vice Chair headline Five Star Conference, including opening sessions, the Member Luncheon, and the closing keynote.
FSI’s four delivery channels are each advised by their own bodies: the Editorial Advisory Board (Media/MortgagePoint), Events Advisory Committee, community advisory councils (Membership), and Education Council (Five Star Academy). Together, these ensure that every dimension of FSI’s operation is shaped by the professionals it serves.

MortgagePoint is FSI’s magazine and web platform, serving all digital and print communications across every professional community. Events
Events bring each community together on its own terms and all communities together at Five Star Conference. The Association of Mortgage Diversity and Culture is FSI’s diversity and inclusion layer across all four professional communities. AMDC membership is complimentary to any Alliance member. AMDC sessions run at Five Star Conference and major FSI events, and the community maintains its own meeting schedule.
